2013 Recap 

There seem to be a couple of themes that have been dominating our time here together at MarketTracker this year. So just in case you haven't been hanging on my every word, I thought I'd give you the 2013 San Francisco Real Estate Year-to-Date Recap. Those two major themes are:

New Construction: Construction of new condos, which had come to a screeching halt five years back, is up – way up. A quick scan of the skyline shows cranes a'plenty, and a weekday crosstown drive inevitably is waylaid by traffic snarls due to prolific construction. Much of this construction will be commercial space and rental units. But many, many condo projects have been greenlit in recent month and hundreds upon hundreds of units will be coming on the market soon!

Low Inventory: These newly built condos haven't had an impact on the market yet. As anyone trying to purchase a San Francisco property right now will tell you, inventory is tight! Due to this low inventory many properties are receiving multiple offers and most are selling for above the asking price. If you are a seller, it's a great time to "make hay." If you are a buyer… get your financial ducks in row, and have a strong stomach!
It's Street Fair Season! 
Has writing countless unaccepted offers got you down? Has the endless wait for new construction to hit the market got you antsy? Or are you just sick and tired of wading through oh-so-many over asking all cash offers? (I jest…) Blow off some steam at a street fair, coming soon to a neighborhood near you!

San Franciscans love a street fair, with dozens in different neighborhoods across the city throughout the summer months showcasing art, music and in some cases, leather! The street fair season unofficially kicks off on April 28 with the How Weird Street Fair at Howard and 2nd Street. Other highlights include the always popular Union Street Festival (June 1), the North Beach Festival (June 15), Fillmore Jazz Festival (July 6) and of course the infamous Folsom Street Fair (September 29). Giddyup!
Onyx Sales Center Set to Open This Summer 
Here's a 'lil info on another condo building currently in the works that people seem to be excited about. It's called Onyx – and I don't think I'm the only one that is looking forward to seeing how the namesake is incorporated into the building's decor. Onyx is located at the corner of 17th and DeHaro in Potrero Hill. It's a great, flat location one block to Whole Foods and one block to the awesome Top Chef alum's lunch spot, Market & Rye. Phase I is currently under construction and will consist of 20 one-, two- and three-bedroom homes. The project should be completed in the fall, with the sales center opening this summer.
